Putting Up Your Timeshare For Rent May Enable You To Maintain It

By Miles Vitnar

Are you tied to a timeshare you can't afford? Well, perhaps you should think about placing your timeshare for rent to fix some of your problems if you don't want to sell, or are not able to do so.

Unfortunately, in the present climate, there are many timeshare owners who are in the same situation as you. Having purchased their timeshare a few years ago when everything in the garden was wonderful, incomes have taken a downturn and prices have increased. This means some owners may not be able to afford the flights to get to their timeshare, but are still faced with the maintenance and annual fees payable to the resort and possibly, finance repayments also. Not a happy situation.

So, how do you begin marketing your timeshare for rent and covering at least your normal payments? The good news is there are plenty of folks that don't want to buy their own personal timeshare but who are searching for a timeshare to rent in locations worldwide, particularly for cheap timeshare rentals when they can find them.

You can of course use a specialist timeshare rental agency, but that would cut into any cash you make, so this might need to be balanced against the lack of much effort on your part. Do your research on the company and make sure they are reliable before you have any involvement with them. If you go down this road, ensure you look at the contract through diligently, or get a timeshare attorney to do this for you.

Should you use an agency, they will help with how you price your timeshare for rent. Although you would obviously like as much as possible, if you set the rate way too high, no-one will be interested anyway and most people on a lower budget will be seeking cheap timeshare rentals. A good place to begin on this is to ask your timeshare resort exactly what the going rate is. You could also ask friends and relations what they could be willing to pay (this might even get you a few bookings and these people are almost certainly going to care for your property).

Do a web search for 'timeshare for rent' which should produce a list of websites that allow you to promote your property. A lot of these websites will charge you a fee to put you in contact with renters, but this really is likely to be less than a specialist rental agency. Good sites will give you some safety guidelines to adhere to when dealing with potential renters in addition to contract templates for renting out a timeshare. Look on the websites for membership of any voluntary organisations that set and monitor certain guidelines which should be followed, as this may offer you some degree of security. However, again, it is best to take specialist legal counsel when creating a contract and handling payments.

Putting up a timeshare for rent is not always easy, but if you find you need to so you can actually keep it, then follow a few of the guidelines given here and make sure you keep yourself and your timeshare protected.
